Provider Agreement

This is the agreement every provider accepts when they create a provider account and list accommodation on Signpost. You can read it in full here at any time.

1. Who this agreement is with

This Provider Agreement ("Agreement") is between you (the "Provider") and ABOB GROUP LTD (company number 15156597), trading as Signpost ("we", "us", "the Platform"), whose registered office is 61 Charlotte Street, Birmingham, England, B3 1PX.

By ticking the acceptance box and creating a provider account, you confirm you have read, understood and agree to be bound by this Agreement. If you are accepting on behalf of an organisation, you confirm you are authorised to bind that organisation.

2. What Signpost is

Signpost is an advertising and introduction platform that lets providers of supported, exempt and DSS accommodation list rooms and properties, and connect with residents and referrers.

We are not a party to any tenancy, licence, support or occupancy agreement between you and a resident. We do not let property, provide housing support, or act as an agent for either party. We simply provide the platform that helps you find and communicate with prospective residents.

3. Your eligibility and standing

You confirm that you are legally entitled to advertise and offer the accommodation you list, and that you hold any registration, licensing or permissions required for the type of accommodation and support you provide (for example HMO licensing, CQC registration where applicable, and local authority requirements).

You will keep your account details, organisation name and contact information accurate and up to date.

4. Accurate and lawful listings

Every listing you publish must be truthful, current and not misleading. Rent, eligibility, support offered, room availability and photographs must reflect the real property.

You will only upload photographs and content that you own or have permission to use. You will not list a property you do not control, and you will remove or mark unavailable any listing that is no longer available.

You must not post content that is unlawful, discriminatory, harassing, or that breaches the Equality Act 2010, consumer protection law, or advertising standards.

5. Fair and lawful treatment of residents

You will treat residents and applicants fairly and without unlawful discrimination. You will not use the platform to exploit vulnerable people, to charge unlawful fees, or to circumvent housing benefit, exempt accommodation or supported housing rules.

You are responsible for your own safeguarding, risk assessment, fire safety and support obligations. Signpost does not carry out these duties on your behalf.

6. Enquiries, data and communication

When a resident enquires, you receive their details so you can respond. You will use that information only to respond to the enquiry and to provide accommodation, and you will handle it in line with UK GDPR and the Data Protection Act 2018.

You will not sell, share or reuse resident data for unrelated marketing. You act as an independent data controller for the personal data you receive through the platform.

7. Listing, credits, SAoS and billing

Listing on the Signpost marketplace is free, and there is no limit on how many listings you may keep live. You pay as you go using credits: you buy credits and spend them only on the actions you choose to take, such as unlocking an enquiry. There is no subscription to use the marketplace. Credit prices are shown to you before you buy, and credits do not expire.

SAoS, our optional compliance system for operators, is a separate subscription billed per bed, per week. It is not part of credits. If you choose SAoS, the price, billing interval and what it includes are shown to you before you subscribe. Where a free trial applies, you will not be charged during it and can cancel before it ends at no cost.

You can cancel a SAoS subscription at any time from your account or the Stripe billing portal. Cancellation takes effect at the end of your current paid period: you keep it until then and are not charged again. We do not give pro rata refunds for the remainder of a period once it has started, except where the law requires it. Purchased credits are non refundable except where the law requires it.

As a business customer, statutory consumer cooling off rights may not apply. Prices are in pounds sterling. ABOB GROUP LTD is not VAT registered, so no VAT is charged.

If a SAoS renewal payment fails we will retry and email you to update your card. If it is not resolved, the related paid features may be withdrawn. Your marketplace listings are not affected: there is no limit on how many listings you may keep live, and we do not unpublish listings for billing reasons.

8. Verification and moderation

We may review, verify, edit the presentation of, suspend or remove any listing or account that we reasonably believe breaches this Agreement, is inaccurate, or risks harm to residents or to the platform.

We may ask you for evidence of licensing, registration or ownership, and may pause listings until that evidence is provided.

9. Your responsibility and indemnity

You are solely responsible for your listings, your communications, the accommodation you provide, and your compliance with the law. Any agreement a resident enters into is between you and the resident.

You agree to indemnify us against claims, losses and costs arising from your listings, your conduct, or your breach of this Agreement, to the extent permitted by law.

10. Our liability

We provide the platform on a reasonable-efforts basis and do not guarantee enquiries, occupancy or income. To the fullest extent permitted by law, we are not liable for lost income, void periods, or losses arising from your dealings with residents.

Nothing in this Agreement limits liability that cannot lawfully be limited, such as liability for death or personal injury caused by negligence, or for fraud.

11. Suspension and ending the agreement

You can close your provider account at any time. We can suspend or end your access if you breach this Agreement, or if we stop offering the service, giving reasonable notice where practical.

Sections that by their nature should survive termination (including accuracy, data protection, indemnity and liability) continue to apply after your account closes.

12. Changes, law and contact

We may update this Agreement from time to time. If a change is material we will notify providers and, where appropriate, ask you to accept the updated version.
